John Charcol is offering a mortgage deal for homebuyers looking to borrow as much as £2 million.

The purchase-only two-year fixed-rate Shared Exclusive deal with RBS has an interest rate of 3.19 per cent and is available for borrowers with a maximum loan-to-value (LTV) of 60 per cent. It comes with a fee of £2,499.

The mortgage broker is also offering a longer-term deal for customers who need a smaller loan. The Newcastle Building Society three-year fixed-rate mortgage has a 4.4 per cent rate, a £1,094 fee and is available for LTVs of 80 per cent.

There is also a five-year version at 4.89 per cent with a £588 fee for 80 per cent LTVs.

Drew Wotherspoon of John Charcol said there had been a number of rate reductions to fixed-rate mortgages this week, but tracker deals were still looking more attractive overall.

He added: "A note of caution. Rates are undoubtedly going to have to increase at some point in the future, so picking the right length of term for a new mortgage is as important as getting the best rate you can."
