A third of homes have rooms full of junk which could be used for earning money by renting them out.

Property guru Michael Holmes, from BBC1's Trading Up and ITV's Don't Move Improve, is offering help and advice on decluttering your home to prepare a room for lodgers.

It is estimated spare room could generate an extra personal income of £320 per month or £3,840 over a whole year - something in the middle of the recession crunch a third of people are keen to do.
